This is especially true in the outlying towns such as Azle, just west of Ft. Worth. Azle Neighborhood Lake Crest Park
Lets look at a few neighborhoods around Azle just in the month of May to get a feel for what the home prices in Azle are doing. The Lake Crest Park addition is an older neighborhood with houses in the 1450-1650 square foot range. Several houses in this neighborhood sold in May. Almost all of the houses that sold were on the market for less than four days and sold for $145-$152 per square foot. The houses in Lake Crest were built in the late 1970’s and early 1980’s. It was only a few years ago that builders were building new homes for $145 per square foot. Those figures say a great deal about what the influx of people into the area have done to the home prices in Azle and to basically all of the population centers around the state.
Azle Subdivision Oak Harbor
Oak Harbor is another subdivision that can demonstrate what is happening to home prices in Azle. Oak Harbor is a bit more upscale than Lake Crest with homes more in the line of 1800-2600 square feet and closer to Eagle Mountain Lake. Once again the homes are on the market for 3-4 days before being under contract. The sales price for houses in the month of May range from around $152-$172 per square foot. The sellers sure make out in this atmosphere but very little comfort for the buyer. With purchases becoming competitions, it’s little wonder that the home prices in Azle are shocking longtime residents of this town. In the 1980’s you could buy a t-shirt at the mall that read, “Where in the hell is Azle?” Looks like people have found it.
