Indeed my years of experience have shown me that even in firm stance negotiations, sellers are willing to give, if necessary, with good reason. The key is what is a good reason.
One is the market. If other homes in the neighborhood are selling for lower than the seller’s asking price it may be time to give in.
Similarly, if homes sit on the market for many, many months this is an indication to the seller to accept lower negotiations.
Two is the shape of the home. Does the exterior need a fresh coat of paint and some landscaping? Do the rooms need upgrading? When a home will require lots of repair and/or upgrades buyers will negotiate a lower price to offset those costs.
