Street value remains in the eye of the beholder All of these discussed above are ways a seller can pick a selling price. But, the fact remains that the seller doesn’t know at that point exactly what the market is. So the perceived value from street level just may be an important factor that comes into play.

The seller can ask others, advertise
The seller can promote
The seller can hire an agent to sell the property
The seller may hire an appraiser that has one opinion based on past sales and not current reality

Any party to the transaction may look at the street value differently. However, any knowledgeable person that has been provided with a source of valuation may accept one of the opinions others have published, Or, the buyer may think the street value carries a more lofty price tag because of historical significance, maybe the the property has towering live oak trees that have no market value other than awesome shade. Again, just maybe the property has extra parking, or home office regulations are acceptable. Many things could add to the street value price tag.
